Energy audit of the building

What works need to be done to reduce the energy consumption of the building? What parameters should the materials needed to carry out thermomodernization have? How to present the economic calculations related to this? All these kinds of questions are answered by the thermal modernization energy audit of the building.

The study contains a compilation of guidelines affecting the reduction of energy demand for heating and ventilation and the preparation of domestic hot water. The audit may indicate two or more variants of the implementation of thermomodernization, differing in the scope of work and cost, but should indicate the most favorable option. The final decision, of course, belongs to the owner, but the audit should be prepared in such a way that it can be made on the basis of rational argumentation supported by precise calculations.

The constituent elements of the audit are specified in the Regulation of the Minister of Development of April 29, 2020. Such an analysis should include:

  • current technical condition of the building and energy costs,
  • a compilation of guidelines that will improve the technical condition of the building and reduce the operating costs associated with the use of energy,
  • the costs of modernization and the resulting savings,
  • Depending on the needs, additional requirements for energy audits are introduced in support programmes for thermal modernisation, e.g. calculation of the reduction of CO2 emissions achieved as a result of thermal modernisation.

Importantly, according to the Law on Support of Thermomodernization of 21 November 2008, an energy audit is an essential element of a building project in case of modernization or reconstruction of a building.

This is determined on the basis of the SPBT (Simply Pay Back Time) economic efficiency indicator. It is the ratio of the investment costs incurred to the planned savings that a given modernization will bring.

Building energy audits are carried out for all types of residential (single-family, multi-family) and non-residential (public buildings, production facilities, storage facilities) and for local heat sources and district heating networks. Wherever, as a result of the thermo-modernizations carried out, there is an opportunity to minimize the need for heat.

These can be transparent and opaque partitions of the building (external walls, floors on the ground, ceilings above unheated rooms, ceilings, window and door joinery), as well as systems: heating, domestic hot water, lighting or ventilation. As part of the energy audit, it is also possible to propose the use of a photovoltaic or solar installation.

It is provided for all interested:

  • minimizing the costs associated with heating the building,
  • improving the thermal comfort of the facility,
  • increasing the aesthetics of the property,
  • modern technological solutions that could replace the systems currently in use.

However, the audit will be necessary in all types of co-financing programs, including in the Ecological Credit or the Ekomax Guarantee.

The price of the energy audit of the building is always determined individually with the client, after a preliminary assessment of the building. Issues such as the usable area, the degree of complexity of the construction of the object or the initial number of building elements planned for thermal modernization are taken into account.
